Occupancy: 99.7% leased

Roof: An Owens Corning Derbigum membrane (asphalt modified) over concrete deck roof was installed in 1986 and a reflective aluminum coating was applied in 2000.

Stairwells: Two (2) non-pressurized stairwells are located in the Building core on California and Stout Street sides of the Building.

Loading Dock: Access to the basement level loading dock is from 18th Street and is shared with 707 17th Street and the Marriott Hotel. The dock ceiling limit is 13'-6".

Site: Johns Manville Plaza is part of a full city block development which also contains the 42-story 707 17th Street/Marriott City Center Hotel. The buildings share a 30,000 square foot plaza located adjacent to the buildings. This heavily landscaped plaza consists of mature trees, grass burns, flower gardens and seating areas for the enjoyment of tenants of both structures.

Construction: Concrete core and steel frame with a beige-colored precast concrete exterior. The outside walls are divided into five-foot reflective solar glass windows alternating with five-foot wide columns, which are spaced into 25 and 35 foot bays.

Mechanical Specifications

Heating: Public Service District steam is provided to three (3) Bell & Gossett hot water converters with a capacity of 11,400 BTUs per hour. Return air is heated trough fan coil units above the ceiling and supplied to the perimeter at a rate of 1,200 cfm each.

Cooling: Variable-Air-Volume (VAV) cooling system. Interior and exterior zones are served by individual VAV terminal units with up to 25 zones per floor. All temperature controls are through pneumatically controlled thermostats.

Supply Fans: Individual floor fans manufactured by Trane Company; floors 2 - 29; 24,000 cfm each. One located on each floor.

Return Fans: Individual floor fans manufactured by Trane Company; floors 2 - 29; 21,600 cfm each. One located on each floor.

Chillers: Two (2) 780-ton Trane Company electrical centrifugal chillers.

Energy Management System: Building systems are controlled by a Carrier Comfort Works system. The system was upgraded in 1998.

Cooling Towers: Two (2) 1.000-ton Marley Air Coil Towers for main condenser water loop with variable frequency drives. The towers were installed in 1994.

Independent Cooling: Each floor has individual controllable heating and cooling. The central air system can be programmed to provide air to each floor individually.

Electrical Capacity: 6-8 watts per square foot total capacity. 3.5 watts per square foot capacity without lighting.

Life/Safety System: Simplex Model 2120, installed in 1990.

Emergency Generator: A 400 kw Caterpillar diesel drive generator provides power for emergency lighting, two elevators and life/safety equipment in the event of a power outage. A 4,000-gallon diesel fuel tank is shared with MCI Tower and Exactis.com.

Fire Pump: A 550 gpm diesel drive fire pump is located adjacent to the dock ramp.

Passenger Elevators: Six (6) Schindler-Haughton, 4,000 lb. capacity, 500 fpm elevators service the low-rise portion of the Building.

Six (6) Schindler-Haughton, 4,000 lb. capacity, 800 fpm elevators service the high-rise portion of the Building.

Telecommunication/Fiber Optic Providers: AT&T Local, Cypress, ICG, Level 3, MCI WorldCom, MFS, and Winstar are all located in the Building and provide a variety of telecommunication services including Internet, local, and long distance phone service.



Tenant Finishes

Doors: 8'x3' solid core, oak veneer

Ceiling: 2'x4' recessed spline grid, 2'x4' acoustic tile, 2'x2' recessed spline finish

Carpet: 32 oz. commercial grad. Tenants may choose from a variety of standard colors.

Lighting: 2'x4' deep cell parabolic, 2 lamp
